Step 1

Client Turnover

Once you get notice that your property is completed after a renovation or

new construction.

Identify defects is a must.

Do note that buildings are assumed to be free from any issues or defects by the time they are ready for turnover.

Step 2

Defect Assessment

It is on you, as the homeowner, to make sure that every part of your home is free from defects within the defect liability "warranty" period.

Hire PHILinspect, a professional inspection service, to assess the property's quality and safety.

Step 3

Inspection Report

If your Defect Liability Period has not yet lapsed, get PHILinspect's Inspection report and compile a list of our findings and submit to the contractor or developer. They are obligated to rectify any defects within the one year warranty period.

Step 4

Contractor Rectification

Your contractor or developer will address your concerns and schedule a date for rectifications to begin. Be sure to get a completion date. Once all defects have been rectified, do not assume that the work was done correctly. Double check!

Post Defect Rectification

Inspection 

After you have a date for the final punchlisting, 

schedule a Post Defect Rectification Inspection with PHILinspect. This will ensure that your property is defect-free, allowing you to move in with peace of mind.
