Rectify All Defects For FREE
The purpose of the defect liability period is to give the homeowner or buyer an opportunity to have any issues with the property addressed by the builder or developer without any additional cost. A property inspection during the defect liability period is conducted by PHILinspect to identify all the defects.
Components We Inspect
Roof
The inspector will check the roof for any signs of leaks, damaged tiles or sheet metal, and other issues that may affect the structural integrity of the roof.
Electrical/Plumbing
The inspector will examine the electrical and plumbing systems to ensure that they are installed correctly, functioning properly, and meet all safety standards.
Walls
The walls are checked for any cracks, settling, or other structural issues that may impact the stability of the building.
Doors and Windows
The inspector will check the doors and windows for proper operation, leaks, and other issues that may impact the energy efficiency of the property.
Floors
The inspector will check the floors for any signs of settling, sagging, or other issues that may impact the stability of the building.
Attachments
Other areas of the property, such as the dirty kitchen, garage, and lanai, will also be inspected for any defects or issues that may affect the overall quality of the property.
Can I skip a Defect Liability Inspection?
There are risks involved with skipping this inspection. These days, many new homes are built quickly and builders make mistakes.
If any defects are found once the warranty has lapsed the homeowner is responsible for any costs associated with the repairs.

What is the PHILinspect One-Year Warranty Inspection?
Our One-Year Warranty Inspection is designed to ensure that your new home has settled properly and safely. While we believe that new build homes are protected against common issues found with existing homes, that is simply not always the case. New construction homes are likely to need repairs within the first year, and it’s critical to address these issues while your home is still under warranty. With a One-Year Warranty Inspection, you can gain the knowledge you need to protect your investment.
Step 1
Inspect the Exterior
When inspecting the exterior features of the home, we check that there are no areas of concern with the drainage of the property, roof, gutters, decks, garage, foundation and more.
Step 2
Inspect the Interior
Once we move inside the home, we’ll check that there are no issues with the interior features of the home including the walls, doors, and windows.
Step 3
Receive a Report
Then, we’ll assess the home’s major systems including the electrical, plumbing, ventilation and air conditioning system as well as the major appliances.
Step 4
Receive a Report
Within 72 hours, you'll receive a comprehensive inspection report detailing our findings and includes pictures for your record. You’ll be able to use the report to submit claims of specific areas of concern with your builder.
